Answer: Oh my goodness this one comes up all the time! So I am glad you asked :) A home INSPECTOR is hired by you (the buyer, typically), is paid by you and works for you. The home inspector is usually a generalist who knows a little bit about a lot of things. They typically look for major defects (in areas I call the the "Big 5": HVAC, Electrical, Roof, Foundation & Plumbing) and if they see something suspect they will recommend either assessment or addressing by a licensed contractor in that area. I will often suggest my Sellers have a pre-listing home inspection to discover and address any potential issues. A home APPRAISER is hired by your lending institution, paid by you in some way in the process and works for the bank. The appraiser is an independent 3rd party hired by the lender to ensure your new home is worth at least the asking price. As lenders have most of the interest in a property, it behooves them to make sure the property is worth what the contract says it is.
