  A home inspection is a professional service that aides in determining the current condition of your home’s major systems, based on a visual, physical inspection of accessible features. It focuses on the performance of the home, rather than cosmetic, code or design issues. 
 The State of California does not issue a Home Inspector License. The service should be provided by a Certified Professional Home Inspector with experience.
 
 Inspections are usually performed during a real estate transaction, but may be done anytime.
 
 Using a home inspection as a tool to help keep your home well maintained is a wise choice. We recommend that you have your home inspected every 3 to 5 years, depending on the age of your home.
 
 Your home inspection will show how your home performs under normal conditions at the time of your inspection.
 
 In California, a home inspector does not perform any task considered invasive such as cutting into walls, unscrewing electrical panels or electrical outlets, inspecting with special tools that looks beyond the surface,  etc.
 
 A home inspector cannot provide estimates for work to be done by another contractor, nor can they make any repairs or improvements to your home.

 A Home Inspection is Not...
 
 Invasive, or destructive
 
 Intended to identify concealed defects (We can not see UNDER carpets, Inside walls, or move personal property to access areas needing inspection, etc.)
 
 A code or design review
 
 An insurance policy, guarantee or warranty on the home
 
 Intended to predict future performance or life expectancy
